Prestige Tech Vista is a limited collection of Exclusive Town Homes located in the heart of Prestige Technology Park, on the Outer Ring Road, Bangalore’s pre-eminent business address. There are 30 Town Homes, spread over 3 acres.

Who is the Architect?

Is the entire development compounded?

Yes, Prestige Tech Vista will be a Gated Community Development.

Are modifications permitted?

Prestige Tech Vista has been master planned with a design theme. External and internal finishes have been carefully chosen. Considering the timelines of delivery and also in keeping with the design theme, we will be unable to accept any changes/modification requests.

What are the Amenities?

The amenities provided at Prestige Tech Vista will include: a Swimming Pool, a Multipurpose Court, Festive Lawn, and Play Area. All Owners also get a Complimentary Membership of 24 Tech, however Usage Fees will be applicable.

How do l book my Home at Prestige Tech Vista?

Identify your Town Home
Fill the Booking Application Form
Pay Rs. 20,00,000/- by Cheque/DD favouring “Prestige Estate Projects Ltd.”

What happens thereafter?

Based on your application and priority, we will offer the available Town Homes of your preference. On confirmation of the unit of your choice, you will be required to make the necessary payments towards the Balance of 20% of the Sale Value within 30 days, along with the Post Dated Cheques (PDC’s) as per the payment schedule for the remaining amount.
A formal allotment letter will be issued within 30 days on the receipt of 20% of the Sale Value and the Post Dated Cheques. Allotments will be at the sole discretion of the Developer.
Post this, Formal Agreements will be issued for Execution.

Can I make a 100% down payment? How do I benefit?

Yes, you can avail of a discount on 100% down payment. However this scheme/offer will be valid for a limited period from the date of launch.

How are installments to be paid and is it time bound?

Installments are to be paid by way of Post Dated Cheques which is a pre-condition of the allotment. The schedule of payment is mentioned in the pricing chart. The payment is not linked to the progress of construction but it is to be made on a time bound basis as the delivery date has already been established.

Will there be a validity period for the Price List?

Prices are subject to change from time to time.

What happens if I cancel my booking?

Why would you want to miss out on such a strategically located and meticulously designed project? However, if you do wish to cancel after booking, 1% of the Sale Value will be forfeited before agreements are executed and 15% of the Sale Value will be forfeited post agreements as Cancellation Fee and the balance will be returned only on Resale of the Unit.

Is the title of the property clear?

Of course! You are dealing with Prestige. The land is freehold, marketable and free from all encumbrances.

Have all approvals been obtained?

Yes, all approvals have been obtained.

What are the agreements that need to be signed?

The agreements that need to be signed are Agreement to Sell and Agreement to Construct, followed by a Sale Deed, at the time of possession.

What is the process of registration and when does registration take place?

Registration will be done only on completion of the development and on payment of the entire sale consideration including the additional charges. On handing over of possession, Registration will be facilitated by us through an Advocate appointed by Prestige.

What is the process of assignment?

Assignment can be done only after the Agreements have been signed, PDCs given and the new party agrees to comply with the terms and conditions of the principal agreement.
The Transfer Fees will have to be paid.
If you have availed of a loan then you have to also retrieve and hand over to Prestige all letters and documents issued by Prestige to the Bank/Housing Finance Institution.
Requests for assignments will be accepted only after 20% of the Sale Value and 3 Installment Payments are realized as per the payment schedule & will be at the sole discretion of Prestige.

What are the additional amounts to be paid?

BESCOM & BWSSB Charges, Contribution to the Sinking Fund, Advance Maintenance Charges, Generator Charges, Khata & Assessment Charges, Registration Charges, VAT, Service Tax and any other taxes will be required to be paid, as per the prevailing guidelines at the time of possession.
100% Power Back-Up is being provided for all town homes at an Additional Cost.

Has Prestige Tech Vista been approved by Housing Finance Institutions (HFIs) for loans?

Yes. Leading Banks/Housing Finance Institutions (HFIs) have approved the development and will extend loans to customers based on their specified criteria.

What is my responsibility for disbursement of installments through HFIs?

It is your responsibility to ensure timely disbursement of installments from HFIs and no demand will be made by Prestige to the HFIs for the same. To facilitate smooth payments, customers are required to issue a consent letter. Post Dated Cheques handed over for the installments will be returned on receipt of the payment from the HFI as per the payment schedule.

What is the scope of maintenance?

The scope of maintenance will cover maintenance of the common infrastructure for the town homes, roads, landscaped common areas and upkeep of the individual landscape of the town homes. The Owners in discussion with the Property Management Company can further define the scope as may be required. Prestige Property Management & Services will carry out this scope of maintenance at a cost.
