Are modifications permitted in the Apartment?

Has the sanction plan been obtained?
Yes, the development plan has been sanctioned by the Thrikkakkara Municipality.
How do i book my Home at Prestige Hillside Gateway?
Step #1: Fill the Booking Application Form by downloading the same from here. Alternatively, you could collect the same from our Kochi/Bangalore Offices. Make sure you specify your choice of:
Step #2: Pay by Cheque/DD the Booking Amount (20% of the Sale Value of your unit) along with your Booking Application Form & hand it over to our representative.
What happens thereafter?
We will issue an intimation letter acknowledging the receipt of the booking form and amount. You will then be requested to handover Post Dated Cheques (PDCs) for the balance instalments within 30 days against which a formal letter of allotment will be issued. Agreements will follow after completion of the allotment process.
When do I get a confirmed allotment?
On payment of 20% of the Sale Value and submission of Post Dated Cheques for the remaining amount, the allotment will be confirmed.
Can I make a 100% down payment?
Yes. This offer is applicable only until 30th June 2015. Please check with the Sales Team for more details.
How are installments to be paid and is it time bound?
Installments are to be paid by way of Post Dated Cheques which is a pre-condition of the allotment. This schedule of payment is on a time bound basis as mentioned in the payment schedule and is not linked to the progress of construction. If cheques are dishonored, the booking automatically stands cancelled.
What is the validity of the Price List?
Yes, the Price List will be subject to change from time to time.
What are the other additional amounts to be paid?
KSEB & KWA Charges, Contribution to the Sinking Fund, Advance Maintenance Charges, Generator Charges, Khata Assessment Charges, Registration Charges, VAT, Service Tax and any other taxes will be required to be paid as per the prevailing guidelines at the time of possession.
What happens if I cancel my booking?
Why would you want to miss out on such an unprecedented product offering? However, if you do wish to cancel after booking, then 1% of the Sale Value will be forfeited before agreements are executed along with a deduction for any marketing fee paid and the balance will be returned within four weeks without interest from the date of written request. After execution of the Sell and Construction Agreement, the cancellation charge will be as per the agreement executed.
What are the agreements that need to be signed?
Standardized Agreements to Sell and Construction or a composite agreement for sake of the apartment will be issued to the purchaser. The Sale Deed will be registered on completion of the entire development and on payment of all amounts at the purchasers cost.
What is the process of registration and when does registration take place?
Registration will be done only on completion of the development and on payment of the entire sale consideration including the additional charges. Registration will be facilitated by us through an advocate appointed by Prestige.
What is the process of assignment?
Assignment can be done only after the Agreements have been signed, PDCs given and the new party agrees to comply with the terms and conditions of the principal agreement.
The Transfer Fees will have to be paid, as applicable.
If you have availed of a loan then you have to also retrieve and hand over to Prestige all letters and documents issued by Prestige to the Bank/Housing Finance Institution.
Requests for assignments will be accepted only after 20% of the Sale Value and 3 Installment payments are realized as per the payment schedule.
Has Prestige Hillside Gateway been approved by Banks/Housing Finance Institutions (HFIs) for loans?
Yes, leading HFIs have approved the development and will extend loans to customers based on their specified criteria.
What is my responsibility for disbursement of installments through HFIs?
It is your responsibility to ensure timely disbursement of installments from HFIs and no demand will be made by us to the HFIs for the same. To facilitate smooth payments, customers are required to issue a consent letter. Post Dated Cheques handed over for the installments will be returned on receipt of the payment from the HFI.
Who will take care of the maintenance of the property?
The maintenance will be taken care of by Prestige Property Management & Services, until the Owners Association has been formed. You can now be rest assured that Prestige Hillside Gateway will be cared for by professionals.
What is the scheme for maintenance?
The scheme for annual maintenance is Rs. 36 Per Sqft. The purchaser is required to pay the said amount, towards advance maintenance charges. Maintenance Charges after the deployment of the advance payment, maintenance charges will be collected quarterly in advance based on the cost and management fee incurred. Additionally, all purchasers will be required to pay a sum of Rs. 36/- Per Sqft. towards the Sinking Fund which will be maintained in a separate “Escrow Account” and the same will be used for any major maintenance in future.
